Sliding door lock repair in El Campello, for terraces facing the sea

The terrace door that is the whole point of a flat by the sea is often the one that works worst: a hook that no longer catches, a handle that will not drop, a door that takes two hands to move. The lock and the runners can usually be put right without changing the door.

Sea views, sand and salt in the tracks

El Campello has two Blue Flag town beaches, Muchavista at 3.3 kilometres and Carrer la Mar at 1.85, and both are lined with apartment blocks whose terraces face the water. North of the port the coast turns to coves and cliffs, with urbanisations such as Coveta Fumà, Cala d’Or and Pueblo Acantilado built to look at the sea.

All of those views come through sliding doors. Wind carries fine sand into the bottom track, salt air works on the hooks and handles, and the rollers take the weight of a heavy glazed panel every time it is opened. Over the years the door sinks, the hook stops meeting its keep, and the lock that was never very strong stops locking at all.

The faults

What goes wrong with a terrace or balcony door

  • The hook misses

    The door has dropped a few millimetres. Rollers are raised or the keep is moved.

  • The handle spins

    The spindle or the internal cam has broken. A matching handle and lock case are fitted.

  • The door will not slide

    Grit in the track and worn wheels. Track cleaned, rollers replaced if needed.

  • No key from outside

    Where the frame allows, a cylinder lock case lets you lock the terrace door from outside.

  • The PVC door rubs

    Hinges adjusted to lift it square, so the multipoint hooks meet their keeps again.

  • It locked itself shut

    A slider latched from inside with nobody there. Opened through the mechanism, not the glass.

Security

A terrace door is also a way in

On a ground floor or a first-floor terrace, a slider that cannot be locked properly is the weak point of the whole flat, however good the front door is. Anti-lift blocks in the top track, a second lock and a cylinder you can key alike with the front door all help.

About terrace, balcony and patio doors

The slider closes but the handle will not drop to lock it.

The hook inside the frame is no longer meeting its keep, usually because the door has sunk on worn rollers. Raising the rollers or moving the keep a few millimetres often puts it right without new parts.

Can a sliding door have a lock with a key on the outside?

Many can, using a lock case made for the profile of the frame. Whether yours can depends on the make and the width of the stile, which a photo usually settles.

The door is so stiff to slide that it takes two hands.

Grit in the bottom track and worn wheels, in that order. Cleaning the track is the first step and costs nothing; if it is still heavy, the rollers are replaced.

PVC doors drop on their hinges over time, and then the multipoint hooks miss their keeps. The hinges are adjusted to lift it back square, and the lock usually works again once they line up.

Can you fix the glass or fit a new frame too?

No. The work is the locking and running gear: hooks, keeps, handles, cylinders, gearboxes and rollers. Glass and new frames are a job for a glazier or a carpenter.
